Finding a Property

Please contact us with details of the type of property you are looking for, your preferred location, budget and anticipated moving date.

We will search our available properties and contact you when suitable properties become available.

Viewings

Viewings can be arranged through our office at mutually convenient times. A member of our team will be available to provide information about the property and answer any questions you may have.

Making an Offer

If you wish to rent a property, we will ask you to provide the information required to present your offer to the landlord.

The advertised rent represents the maximum rent that can be agreed. We will not invite or encourage prospective tenants to offer more than the advertised rent.

References and Right to Rent

Applicants may be asked to provide information and documentation required for referencing, affordability assessment and Right to Rent checks where applicable.

Oudini Estates does not charge applicants or tenants a referencing fee.

Rent

The rent and payment arrangements will be clearly explained before the tenancy agreement is entered into.

No rent will be required before the tenancy agreement has been signed.

After the tenancy agreement has been signed, a maximum of one month's rent may be required in advance before the tenancy begins, in accordance with the applicable legislation.

Tenancy Deposit

Where a tenancy deposit is required, the maximum deposit will normally be:

  • Five weeks' rent where the annual rent is below £50,000; or
  • Six weeks' rent where the annual rent is between £50,000 and £100,000.

Where legally required, the deposit will be protected in a government-approved tenancy deposit protection scheme and the appropriate prescribed information will be provided.

Holding Deposit

A refundable holding deposit of up to one week's rent may be requested to reserve a property while referencing and other pre-tenancy checks are carried out.

The treatment and repayment of the holding deposit will be handled in accordance with the applicable legislation.

Safety and Compliance

Before a tenancy begins, landlords are responsible for ensuring that their property complies with the applicable safety requirements.

These include, where applicable:

  • A valid Energy Performance Certificate
  • Gas safety requirements
  • Electrical safety requirements
  • Smoke and carbon monoxide alarm requirements
  • Furniture and furnishing safety requirements
  • Any applicable property licensing requirements

Electrical installations in rented properties must be inspected and tested by a qualified person at least every five years.

During the Tenancy

Oudini Estates will provide tenants with the appropriate contact information for matters relating to the tenancy.

Where we manage the property, tenants can contact us regarding repairs, maintenance and other property management matters.
