The following are permitted payments which we may request from you:

b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks` rent where the annual rent is less than £50,000, or six weeks` rent where the total annual rent is £50,000 or above
c) A refundable holding deposit (to reserve a property) capped at no more than one week`s rent
d) Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher
e) Payments associated with early termination of the tenancy, when requested by the tenant
f) Payments in respect of utilities, communication services, TV licence and council tax; and

Fees for non-Assured Shorthold Tenancies / non-Licences:
a) Tenant fee of £250.00 per person, this is fixed-cost fee which will cover a variety of works reliant on the individual circumstances of every tenancy, as well but not restricted to conducting viewings, negotiating the tenancy, confirming references, completing the Right to Rent checks (if applicable) and drawing up contracts. It is charged on a per individual basis – not per occupancy. The charge won`t exceed the sum of £250 inc VAT unless you request or cause one of the specific extra services or fees set out elsewhere in this document.

Deposit for a long let tenancy
A security deposit equivalent to five weeks` rent rental will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
