Fees for non-Assured Shorthold Tenancies / non-Licences:
a) Tenant fee of £250.00 per person, this is fixed-cost fee which will cover a variety of works reliant on the individual circumstances of every tenancy, as well but not restricted to conducting viewings, negotiating the tenancy, confirming references, completing the Right to Rent checks (if applicable) and drawing up contracts. It is charged on a per individual basis – not per occupancy. The charge won't exceed £250 inc VAT per individual and can only be applied to the primary four individuals moving into the occupancy wherever there are more than four individuals taking occupation of the property. The charge won't exceed the sum of £250 inc VAT unless you request or cause one of the specific extra services or fees set out elsewhere in this document.

Deposit for a long let tenancy
A security deposit equivalent to five weeks' rent rental will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
